Certificate of Occupancy (C of O)
The C of O is the most important land document in Nigeria. Issued by the state governor under the Land Use Act of 1978, it grants the holder the right to use and occupy a specific piece of land for a defined period (usually 99 years).
Governor's Consent
When a property with a C of O changes hands, the new owner must obtain the Governor's Consent. This validates the transfer and ensures legal recognition of the new ownership.
